Commonly installed on properties built between 1950 and 1970, concrete or Finlock gutters were introduced as a practical alternative to cast iron or steel rainwater systems.
Driven by post-war metal shortages, builders adopted the Finlock system because concrete was both inexpensive and widely available for new-build homes at the time.
While they were innovative for their time, Finlock gutters cause a range of problems that most homeowners eventually need to address.
After 60 to 70 years of battling the British elements, most Finlock concrete gutters are now reaching the end of their lifespan.
Across Bromley, Bexleyheath and Dartford, we regularly encounter serious structural deterioration.
Here are the three most common Finlock gutter problems homeowners face:
Concrete naturally lacks flexibility. Decades of thermal expansion and contraction cause the gutter sections to fracture. This damage accelerates during winter freeze-thaw cycles, when trapped water expands inside small cracks and widens them. In severe cases, large chunks of concrete can break away completely.
The joints between the concrete blocks were originally sealed with a bituminous compound. Over time, this material hardens, becomes brittle and fails. Once these joints open up, rainwater flows directly into the building fabric. This is the single most frequent Finlock complaint we resolve in the local area.
Unlike modern plastic gutters that hang outside a property, Finlock gutters sit directly within the top of the wall structure. Any failure in the system sends water straight into your home.
This leads to persistent damp patches at ceiling height in upstairs rooms, which quickly triggers mould growth and ruins plaster, wallpaper and paintwork.
Concrete conducts heat rapidly, allowing Finlock gutters to create a direct thermal bridge between the inside and outside of your home.
During winter, this cold concrete severely chills internal wall surfaces, leading to persistent condensation. This moisture accelerates damp issues and leaves affected rooms feeling noticeably colder.
To permanently resolve these structural and moisture problems, a full gutter replacement is widely considered the only effective solution. Why not give us a call to discuss your options?
